Dealing with common faults

We have complied a number of the more frequent troubles our tenants face and have suggested a couple of steps that may solve the original problem.

My medical centre is cold

Firstly, check if the heating and the boiler’s pilot light is on. If it is, then check whether the timing settings are correct. If there is no apparent problems then give MedicX Manage a call or contact a plumber.

None of the lights are working

Check to see whether a breaker has blown and if so put the switch back up. If there is nothing that you can see is wrong call MedicX Manage or contact an electrician.

The drains are blocked

This is a common problem caused by patients putting paper hand towels down the toilet which over time blocks up the system. You can either call a company yourself or call MedicX Manage. If it is within the 12 months defects period and the contractor comes to attend to the situation and the cause is found to be paper towels you will be charged for the call out as it is not a defect.

The intruder alarm has gone off

This is most likely to occur when the building is not occupied. If the alarm is monitored by a company such as Redcare then it will go through to them and they will contact the emergency services and/or a nominated keyholder. Please remember that in most cases it is a false alarm but if there is any sign of a forced entry into the building, call the police and do not enter the building until they arrive. If it is a false alarm, the panel should be able to tell you which zone was set off. If it becomes a reoccurring problem you will need to call MedicX Manage or the alarm company so that they can investigate and resolve the problem.

The fire alarm has gone off

If the building is occupied then firstly ensure that everybody evacuates and goes to the fire assembly point. If the fire alarm is linked to the fire brigade and it is a false alarm you will need to call them as soon as possible, as if they do attend site a charge may be incurred. The panel should tell you where it has been set off and if there is no apparent cause it is advisable to get the fire alarm company to come and check everything is working correctly.

There is a horrible smell coming from a sink / shower

If there are any sinks or showers that are not used regularly they could start to smell because the water trap dries out. Therefore, it is important that on a weekly basis all taps and showers are run to prevent this from happening.

How does the induction loop work?

This is usually a black box located under the reception desk or in the ceiling above. When the light is on, patients simply need to turn there hearing aids to the T position for it to work.

There is a leak coming from a water pipe

If it is large leak the mains will need turning off. The stop tap is located ... Please call MedicX Manage or a plumber to attend site as soon as possible.

There are water marks on the ceiling tile

This is usually due to a small leak from a water pipe. If possible check to see where the leak is coming from and that it is not near any electrics or equipment. Either contact a plumber or call MedicX Manage.

There is somebody stuck in the lift

There is a monitored phone line in the lift so that the person stuck can phone through to the call centre. There should be a manual lowering and door release procedure set out in the O and M manuals. However, you can either contact the lift company directly or call MedicX Manage so that an engineer can attend site as soon as possible.
