Energy performance information

The energy performance of a building and the ability to manage increasing utility costs is important to both of us.

Outlined below is information and guidance to help you to minimise your energy costs together with information regarding the Energy Performance Directive which became effective on 01 April 2008.

Energy Performance of Buildings Directive (EPBD)

There are two types of energy certificate required for new and existing commercial buildings.

1. Energy Performance Certificates (EPC‘s) - These are required on the construction, sale or lease of all buildings and include an energy rating as well as advice on how to make cost effective improvements to a building and make it more energy efficient. From January 2009 all air conditioning systems larger than 12kW will be subject to an inspection every 5 years.

2. Display Energy Certificates (DEC‘s) - These are required for all public buildings over 1000sqm. The certificate must be publicly displayed in the building and is different in form and content from an EPC. As most of our buildings are in excess of 1000sqm a DEC is required. DEC‘s are based on actual energy usage over a three year period (if available) and the building is given an operational rating based on this information. The DEC has to be renewed every year.

The EPBD will also be implemented in Scotland and Northern Ireland, however, the timetable and contents are slightly different.
