Supporting you after hand over

We will ensure that the defects are attended to properly and within agreed timescales.

After the building is officially ‘handed over’ the building enters a period known as the defect liability period. This period is the first twelve months after practical completion and during this time the contractor is obliged to remedy any defect which may arise. Defects are items which have failed as a result of the way in which they were manufactured or installed but not as a result of lack of maintenance.

Any faults identified during this time should be reported to the developer/contractor in the first instance. However, for your convenience, these can also be recorded on the Defects Notification Form, which can be found in the PDF library. This allows for any defects to be tracked and ensures that they are attended to and properly instructed.

For those tenants whose building has been developed by Primary Asset, the Defects Notification Form can be found on the Primary Asset website.

We will ensure that the defects are attended to properly and within agreed timescales. If the contractor does not perform adequately or to your satisfaction, let us know and we will investigate further. At all times we will endeavour to keep you informed of progress.

Before the end of the year, a meeting will be held with you to identify any continuing defects and generally check over the building. This is called ‘snagging’. We will agree a time with you and the contractor when these works can be sorted out and once completed the building is ‘signed’ off. All future repairs and maintenance will be your responsibility as outlined in your lease unless it can be classed as a latent defect, a fault which could not have been discovered or was not apparent during the defects period.
